Statement of Rental Policy

We are providing this overview of the rental qualification criteria used to evaluate all applicants for residency. These criteria help ensure consistency and compliance with applicable laws and does not guarantee that all current residents or occupants have met these same standards. Each adult applicant, as defined by applicable state law, must complete an application and meet the requirements outlined below.

IDENTIFICATION: Applicants must present a valid government-issued photo identification card for each person defined as an “adult” by state law where the dwelling is located, that will be occupying the apartment.

INCOME: Applicants must collectively have a verifiable gross income in an amount not less than three times the rental rate. Acceptable income sources must be documented and may include paystubs, bank statements, and tax documents. Applicants authorize the community to verify employment status, including contacting current and past employers, if applicable.

CREDIT HISTORY: A consumer credit report will be obtained for each applicant and reviewed to assess financial responsibility. This may include rental payment history and other credit factors. Unsatisfactory or insufficient findings may result in denial or require an additional deposit. This community does not accept comprehensive reusable tenant screening reports. All applicants must consent to new screening through our authorized third party-provider. Additional review of public records may also occur, if necessary.

RENTAL HISTORY: Rental history may be reviewed as part of the application process. This may include verifying past residency, lease fulfillment, and payment behavior. Any history of unpaid balances, lease violations, or other issues related to previous tenancies may impact the outcome of the application. In cases where rental history cannot be verified, additional documentation or conditions may be required. All evaluations are conducted in accordance with applicable laws and fair housing regulations.

GUARANTORS: If a guarantor is needed, they must meet the qualifying criteria presented above. All guarantors must have a verifiable source of income, at an amount not less than five times the rental rate.

ADULT DEPENDENT/OCCUPANT: If a person defined by state law as an “adult” in which the dwelling is located, will reside in the apartment home but will not be executing the lease documents, that person will be considered an "Adult Dependent" and will be listed as an Occupant on the lease. The leaseholder(s) will be responsible for ensuring that the Adult Dependent/Occupant complies with all community rules and requirements in the lease documents, but the Adult Dependent/Occupant will not be financially obligated to pay rent or other amounts due under the lease documents. We require a criminal background check for each Adult Dependent/Occupant who will reside in the apartment home.
